These are the terms of your stay with us. Please read them before you book. When you complete a booking you are agreeing to them.
If you booked at least 14 days before your arrival date, you have 48 hours from the time your booking is accepted to cancel for a full refund.
After those 48 hours, and for any booking made within 14 days of arrival, your reservation is non-refundable. That is the trade for booking direct: you are paying less than you would through a listing site, and in exchange the date is held firm.
If you need flexibility, you will find both of our homes on Airbnb and Vrbo, where a different cancellation policy applies.
Where a refund is due, cleaning fees are returned in full and taxes are returned in proportion to the amount refunded.
If something is wrong with a charge, or with your stay, message us before you contact your bank. We answer quickly and we would much rather fix it ourselves. Almost everything is solvable in one message.
Check in is from 4:00 PM. Check out is by 11:00 AM. Check-in is by keypad code and you will receive it before you arrive, so there is nobody to meet and nothing to collect.
Minimum stay is 2 nights. Maximum stay is 28 nights.
The number of guests staying may not exceed the maximum listed for the home, and everyone staying should be named on the booking. The home is for you and your party only.
No parties or events. No smoking or vaping anywhere on the property, which includes the deck. No pets, and we are sorry about that one, because we love them.
Quiet hours are 10:00 PM to 6:00 AM out of respect for the neighbors, who are lovely.
Please treat the home as you would your own. You are responsible for damage beyond ordinary wear caused by you or anyone you bring, and we may charge the card on file for it. We report any damage within 72 hours of check out and we always show you photographs first.
North Dakota state, county and city taxes apply to your stay and are shown separately at checkout. The rate differs between our two homes because they are in different cities.
Your booking is a short-term licence to occupy the home for the dates shown. It is not a lease and it does not create a tenancy.
If you stay past your check-out time without our written agreement, you are responsible for our costs, including the cost of rehousing the guest arriving after you.
These terms are governed by the laws of North Dakota, and any dispute belongs in the courts of Burleigh County, North Dakota. If either of us has to go to court to enforce these terms, the party who wins may recover reasonable attorney fees and costs.
Message us through your booking and we will answer. We are a small family operation, not a call center, and we would rather hear from you than have you sit with a problem.
